Custom New Construction

Building a custom home is a profound investment in how you experience the world. At AS Built Studio, we believe that exceptional residential architecture is born from a dialogue between your vision, the site’s natural realities, and a rigorous technical foundation. We transform the complexity of new construction into a guided, transparent journey toward a home that feels both effortless and intentional.

Our Approach

The Analytical Foundation

A new home begins with an honest assessment of the land. We initiate every project with a comprehensive feasibility study—deciphering zoning codes, setbacks, and topography for your specific parcel in the Puget Sound. This work establishes the factual boundaries of your project, ensuring we move into the design phase with a clear, documented roadmap of what is possible.

Purposeful Design

Custom architecture is a personal expression of how you live. Our design process is an exploration of light, volume, and spatial logic, resulting in a home uniquely tailored to your vision. Through three-dimensional modeling, we invite you to experience the architecture early, allowing for meaningful refinement long before construction begins. Whether you seek a highly bespoke masterpiece or an efficiency-led process, our design remains iterative, disciplined, and focused on long-term adaptability.

Navigating the Path

The regulatory landscape for new construction in especially the developed cities of Puget Sound (Seattle, Bellevue, Kirkland or Redmond) requires steady expertise. We serve as your advocate throughout the permitting phase, managing all jurisdictional reviews and municipal requirements. Our detailed documentation is designed to reduce revision cycles and provide builders with the precise information needed for accurate bidding.

Professional Stewardship

During the build phase, we serve as your advocate on-site. We don’t just “administer” a contract; we collaborate with your general contractor to resolve field conditions and verify that every detail aligns with the intended design. We maintain a curated network of qualified builders across the region and can provide referrals that match your specific project scope and craft requirements.

faqs

Our fee structure is based on the dedicated time your project requires, billed on an hourly basis. To ensure financial predictability, we provide a clear range of low and high estimates for each distinct phase—from feasibility through construction stewardship. This approach allows us to be as agile or as meticulous as your project demands, providing you with a transparent view of your investment at every milestone.
Design typically requires four to eight months, followed by a permitting phase that can range from six to twelve months depending on the jurisdiction. We provide a refined schedule estimate during the feasibility phase.
As your architect, we provide independent oversight and work exclusively in your interest. Our detailed documentation allows for competitive bidding and ensures that design quality is verified by a third party (us) throughout the build.
We maintain working relationships with premier builders across the Puget Sound. We help you identify contractors whose expertise, communication style, and budget management align with your specific project.
